1. Size — measured in "squares"
Roofers measure in squares: 1 square = 100 sq ft of roof surface. A typical NJ colonial has 20–30 squares. More surface, more material and labor — this is the single biggest factor.
2. Pitch and complexity
A steep roof or one with many valleys, dormers, and skylights takes longer and requires more safety equipment. Two houses with identical square footage can differ by thousands of dollars on complexity alone.

4. What's under the old shingles
This is the honest part most estimates hide: nobody knows the condition of your decking (the plywood under the shingles) until tear-off. Rotted plywood must be replaced — typically $70–$120 per sheet. A quality contractor inspects and documents it with photos instead of quietly covering it up.
5. Layers to remove
Some older NJ homes have two layers of shingles stacked up. Removing extra layers adds labor and disposal cost — but replacing over old layers is a shortcut that voids warranties and hides damage. We always tear off to the decking.
